When I first started as a real estate agent in Aruba over 15 years ago, I noticed a serious challange: many re-sale listings had no signed agreements between sellers and agents. Without this formal commitment, building trust was challenging, making it hard for listing agents to confidently invest in marketing and selling a property. Without a clear, documented agreement, agents were left uncertain about the time, resources, and funds they put in—and whether these efforts would yield results.
The solution was straightforward but essential: formalize the partnership with signed listing agreements. These agreements set clear expectations for both sellers and agents, creating a foundation for a transparent, dedicated relationship. For sellers, it brought peace of mind, knowing their agent was fully invested in the sale. For agents, the commitment enabled them to confidently devote their resources, improving marketing effectiveness and boosting the likelihood of a successful sale. In many cases, it also helped agents avoid situations where lack of clarity led to misunderstandings, missed opportunities, and wasted time.
This approach is especially valuable for foreign buyers and investors, who rely on transparency and structured processes when making purchasing decisions in unfamiliar markets. Just last week, we became members of La Lonja de Propiedad Raíz de Medellín y Antioquia, the Real Estate Board of Medellín and Antioquia. This professional organization serves as a regulatory and support body for real estate activities in the region, setting standards and ethical guidelines, offering training and certification, and supporting real estate professionals through networking and advocacy. This membership, along with their values and beliefs, resonates with us, as we also believe in a more regulated real estate industry—similar to what happened in Aruba over the past decade. This shift will lead to more transparency for both buyers and sellers.
Being a Real Estate Agent is not a simple job. Nowadays, everyone thinks they can start and become a successful Real Estate Agent, but that’s simply not true.
